The Project Manager is the "care-taker" of the goals for the project. Directly responsible for working with the design team throughout the various pre-construction phases; providing estimates, budgets, analyzing constructability, offering alternate/optional information to help the design team stay within the budget. Prepare bid packages, facilitate the bid process, review proposals, negotiate contracts, write contracts, award contracts, and administer construction contracts. Responsible for setting up budgets, schedules, cash flows, review monthly contractor requisitions, prepare owner requisitions, conduct owner/subcontractor meetings, manage changes, coordinate with the project executive, monitor the construction team, close-out procedures, schedule of values, and forecast/update on weekly basis.
